Overview
Venus 144 is an approximately 144-acre single-ownership tract at County Road 506 and County Road 515 in Venus, in the southern Dallas-Fort Worth corridor, about 22 miles from the Dallas and Fort Worth central business districts and half a mile north of US 67. An Oncor 345 kV circuit crosses the southern portion of the tract, and Railroad Commission records map natural gas lines on and along its boundaries.
The tract has already been through Oncor’s large-load process. A prior contract purchaser carried it through a 2024 questionnaire, an 806 MW load request, an Interim Facilities Extension Agreement with collateral posted in February 2026 and a stead-state study kickoff in May 2026. then elected not to proceed after the Batch Zero security deadline and ERCOT’s September 2026 classifications. The contract has terminated and the tract is available again, unencumbered, with that record behind it.
